AI visibility for mortgage brokers in the US

Your next client is choosing a broker with AI. Does it name yours?

A first-time buyer researches for months before speaking to anyone. That research now starts with ChatGPT or Google's AI Overviews, which names two or three brokers to talk to first. The rest are never called.

This is what the assistant actually answers

Real ChatGPT answer · September 2026

"best mortgage broker in Denver, Colorado for first time home buyers"

"[Brokerage A], best for a buyer who wants someone to explain everything and compare options. [Brokerage B], 5.0 with 175 reviews, local broker with a long Denver presence; reviews emphasize patiently walking first-time buyers through the process."

It quoted what reviewers said, not what the brokerage says about itself. Reviews were doing the describing, and the assistant read them from listings.

We asked ChatGPT this question in September 2026 and quoted the answer. The brokerage names are removed: they did not ask to appear here, and the point is the shortlist, not who was on it that day.

Now try it for your city

Open ChatGPT and ask it this:

best mortgage broker in [your city] for first time home buyers

Read the brokerages it names. If yours is missing, the rest of this page is about why, and what you can check today.

One answer is a glimpse, not a measurement. Our guide on checking whether ChatGPT recommends your business shows how to do it properly in about twenty minutes, scorecard included.

Why AI cannot see your brokerage

AI assistants do not read your whole website and work your details out from the text. They work to a budget and pick up facts that are already stated plainly, skipping pages they would have to reason through. So what decides the answer is not how much you have written, it is how easy your key facts are to read.

  1. Structured data. Schema.org LocalBusiness states your name, address, hours and services in a form a machine reads directly, without parsing your prose. If your site does not carry it, an assistant either pieces your details together from other sources or leaves you out. The free check tells you whether yours is present.
  2. Facts an assistant can lift. A page that states the answer in its first sentences can be quoted. A page that buries the same facts inside long marketing copy gives the model nothing easy to take, so it reaches for a source that is quicker to read. The free check flags where your key facts are hard to find.
  3. Your Google Business Profile. For local questions, assistants lean on your Google Business Profile, because it is already structured and standardised. A complete, recently updated profile is the easy answer they reach for. The paid audit checks yours.

Why this is happening now

Google expanded AI Overviews and introduced AI Mode in the US in March 2025. Both answer the question on the page rather than only listing links.

Access is becoming a setting rather than a given. Cloudflare now sorts AI crawlers into three kinds, Search, Agent and Training. From 15 September 2026, for domains newly onboarded to it, Agent and Training bots are blocked by default on pages that carry ads, while Search crawlers stay allowed.

The point is not that you are blocked today. It is that whether an assistant can read your site is now a switch, and most owners have never seen it.

What the free check shows

The free check reads your brokerage's site the way an AI crawler does and reports, in plain language: whether your structured data is present and correct, whether your key pages can be read without JavaScript, and whether an AI assistant is being blocked from your site. You get your own numbers, not a general claim about mortgage brokers across the US. Live testing in ChatGPT, Claude and Perplexity, with the competitors they name instead, is part of the paid audit.

Questions

Our business is referrals from agents and past clients. Why would AI matter?

Referrals convert best and they are also the part you cannot grow on demand. The buyer with no broker yet is the one researching, and that research now returns two names with reasons.

Does this replace our SEO?

No. It is a measurement, not a retainer. It tells you what a machine can and cannot read on your site today. If someone already does your SEO, the report is something you hand them, in numbers they can act on.

Can you guarantee ChatGPT will start recommending us?

No, and anyone who promises that is guessing. What we can do is find the technical reasons an assistant cannot read or trust your site, which in most cases are fixable, and measure whether that changes over time.
